Job Full Description
- Respond to inquiries from prospective tenants via phone, email, or in-person.
- Schedule and conduct property tours to show available apartments to potential renters.
- Answer questions about the property, apartment availability, rental terms, and amenities.
- Provide excellent customer service by addressing concerns, offering solutions, and guiding applicants through the leasing process.
- Present rental units and highlight features to prospective tenants to encourage them to sign leases.
- Negotiate lease terms including rental price, move-in dates, and any special offers.
- Explain lease agreements to applicants, ensuring they understand the terms and conditions.
- Close rental deals and process lease agreements by collecting necessary documents and deposits.
- Create marketing materials such as flyers, online ads, and social media posts to promote available units.
- Coordinate open houses or other promotional events to attract potential tenants.
- Collect rental applications from prospective tenants.
- Screen applicants by conducting background checks, credit checks, and verifying references to ensure they meet the property’s qualifications.
- Follow up with current tenants whose leases are expiring to encourage renewals.
- Negotiate lease renewals and ensure all terms are updated as needed.
- Address tenant concerns during their stay to help with retention and prevent turnovers.
- Report maintenance issues or property damage to the management team or maintenance staff.
-Coordinate with maintenance teams for any immediate or upcoming repairs.
- Maintain accurate records of all leasing activities, rental applications, and signed leases.
- Track rental payments and ensure tenants adhere to payment schedules.
- Handle office duties such as filing, updating tenant records, and preparing lease documents.
- Ensure compliance with local, state, and federal housing laws, including Fair Housing regulations.
- Stay informed about property laws and leasing trends to avoid legal issues and ensure fair and consistent practices.
-Assist with the move-in process by providing tenants with keys, move-in instructions, and necessary documents.
-Inspect apartments to ensure they are returned in good condition and assess any damages for potential deductions from security deposits.
