Job Summary:
The Apartment Maintenance Supervisor oversees the maintenance operations of an apartment complex to ensure the property is maintained to the highest standards. This role is responsible for leading a team of maintenance technicians, ensuring timely and effective completion of work orders, and maintaining the property’s physical condition to meet safety, aesthetic, and operational standards.
Key Responsibilities:

Leadership and Supervision:
- Supervise, train, and schedule maintenance staff.
- Assign and prioritize daily tasks and work orders.
- Conduct performance reviews and provide feedback to the maintenance team.

Property Maintenance:
- Ensure all units, common areas, and grounds are maintained in excellent condition.
- Schedule and perform preventative maintenance on HVAC, plumbing, electrical, and other building systems.
- Oversee unit turnovers and prepare apartments for new residents.

Repairs and Troubleshooting:
- Diagnose and resolve maintenance issues, including plumbing, electrical, carpentry, and HVAC systems.
- Respond promptly to emergency maintenance requests.
- Coordinate and oversee contractors for major repairs and renovations.

Inventory and Budget Management:
- Maintain inventory of tools, supplies, and replacement parts.
- Monitor and manage the maintenance budget effectively.
- Approve and process purchase orders and invoices for supplies and services.

Compliance and Safety:
- Ensure compliance with local, state, and federal regulations.
- Conduct regular safety inspections and training for staff.
- Maintain a clean, safe, and organized work environment.

Resident Relations:
- Respond to resident requests and concerns in a professional and courteous manner.
- Work closely with property management to ensure resident satisfaction and retention.
Qualifications:
- Education: High school diploma or equivalent; vocational training or certification in HVAC, electrical, or plumbing preferred.
- Experience: Minimum of 3-5 years of maintenance experience, with at least 1-2 years in a supervisory role.
- Skills:
- Strong knowledge of building systems, including HVAC, plumbing, and electrical.
- Excellent leadership and organizational skills.
- Ability to prioritize tasks and manage multiple responsibilities effectively.
- Proficient in using maintenance management software and tools.
- Licenses/Certifications: HVAC certification, EPA certification, or other relevant licenses preferred.
Work Environment:
- Regularly required to lift, move, or handle materials weighing up to 50 lbs.
- Ability to work on-call hours and respond to emergencies promptly.
- Frequent exposure to outdoor elements and maintenance tools/machinery.
