Job Title: Building Maintenance Technician with HVAC Experience

Overview: The Building Maintenance Technician with HVAC experience is responsible for maintaining the functionality, safety, and aesthetic appeal of buildings by performing a variety of repair, maintenance, and inspection tasks. This role places a strong focus on HVAC system maintenance, diagnostics, and repairs, alongside general building upkeep.

Key Responsibilities:

HVAC Maintenance and Repair:

  • Inspect, troubleshoot, and repair HVAC systems, including split systems, chillers, air handlers, and thermostats.
  • Perform regular maintenance tasks, such as cleaning and replacing filters, checking refrigerant levels, and ensuring proper system functionality.
  • Respond to emergency HVAC issues to ensure minimal disruption to operations.

General Building Maintenance:

  • Perform routine inspections of building interiors and exteriors, identifying areas needing repair or maintenance.
  • Repair doors, windows, walls, ceilings, lighting, and plumbing fixtures as needed.
  • Perform basic electrical repairs, including replacing ballasts, switches, and outlets, and troubleshooting minor electrical issues.

Plumbing and Electrical:

  • Conduct plumbing repairs, including fixing leaks, unclogging drains, and replacing fixtures.
  • Assist with minor electrical maintenance tasks, ensuring adherence to safety protocols and compliance standards.

Preventative Maintenance:

  • Schedule and perform preventive maintenance on HVAC and building systems to prevent breakdowns.
  • Keep records of completed maintenance tasks and document all inspections, repairs, and replacements.

Safety and Compliance:

  • Ensure that building systems comply with local codes and regulations.
  • Conduct safety checks on HVAC and other building systems to prevent hazards.
  • Maintain up-to-date knowledge of industry safety protocols and participate in safety training programs as required.

Inventory and Supplies Management:

  • Maintain an inventory of necessary tools, parts, and supplies.
  • Place orders for required materials to ensure timely maintenance and repairs.

Collaboration and Communication:

  • Work closely with building occupants and management to coordinate maintenance schedules and minimize disruptions.
  • Communicate with vendors, suppliers, and contractors for specialized repairs or installations as needed.

Requirements:

  • Skills: Knowledge of HVAC systems, plumbing, electrical, and general maintenance practices. Proficiency in using hand and power tools. Strong troubleshooting and problem-solving skills.
  • Physical Requirements: Ability to lift up to 50 lbs, stand, bend, and work in various weather conditions.

 Working Conditions:

  • The technician will spend time indoors and outdoors, depending on the repair or maintenance task at hand.
