Maintenance Technician

Job Summary:
The Maintenance Technician is responsible for the general maintenance and repair of residential and common areas within an apartment community. This role ensures the property remains functional, safe, and visually appealing by responding promptly to maintenance requests, performing preventative maintenance, and addressing emergency repairs as needed.
Key Responsibilities:

General Maintenance and Repairs:
- Perform routine maintenance and repairs, including plumbing, electrical, HVAC, carpentry, painting, and appliance troubleshooting.
- Address work orders in a timely manner to maintain resident satisfaction.
- Conduct inspections to identify potential issues and recommend solutions.

Preventative Maintenance:
- Perform scheduled maintenance on building systems and equipment to prevent breakdowns.
- Inspect and maintain HVAC systems, water heaters, and other mechanical systems.
- Maintain detailed records of preventative maintenance activities.

Unit Turnovers:
- Prepare apartments for new residents by repairing, painting, and cleaning units after move-outs.
- Ensure units meet company standards before move-in.

Emergency Repairs:
- Respond promptly to emergency maintenance calls, including after-hours situations.
- Address urgent issues such as leaks, electrical outages, and safety hazards.

Common Area Maintenance:
- Maintain the cleanliness and functionality of common areas, including hallways, gyms, pools, and landscaping.
- Repair or replace damaged fixtures, lighting, or furniture in shared spaces.

Safety and Compliance:
- Follow all safety guidelines and ensure maintenance practices comply with local, state, and federal regulations.
- Use tools and equipment safely and maintain a clean and organized work environment.
- Report potential safety hazards to management.

Inventory and Tools Management:
- Maintain an inventory of tools, supplies, and materials needed for repairs and maintenance.
- Order replacement parts and supplies as necessary, with approval from management.

Resident Relations:
- Interact with residents in a professional and courteous manner while addressing maintenance concerns.
- Communicate timelines and updates regarding repair requests.
Qualifications:
- Education: High school diploma or equivalent; vocational training in maintenance-related fields preferred.
- Experience:
- 1-3 years of experience in property maintenance or a related field.
- Familiarity with HVAC, plumbing, and electrical systems is highly desirable.
- Skills:
- Strong troubleshooting and problem-solving skills.
- Ability to use hand tools, power tools, and maintenance equipment safely and effectively.
- Basic computer skills to document and manage work orders.
- Certifications: HVAC certification, EPA certification, or other trade-specific certifications are a plus.
Physical Requirements:
- Ability to lift and carry up to 50 lbs. regularly.
- Ability to stand, walk, climb ladders, and perform manual tasks for extended periods.
- Flexibility to work on-call hours, including evenings, weekends, and holidays.
