Job Full Description

We are a leading commercial general contractor specializing in tenant improvements for commercial properties and biopharmaceutical projects, is seeking a Senior Project Manager. Reporting directly to Executive Management, the Senior Project Manager will oversee all facets of current projects and contribute to future business development. Responsibilities include business development, occasional bid estimating, safety oversight, subcontractor management, budget and fee control, client meetings, coordination with Superintendents, and engagement with professional organizations.

The Senior Project Manager should possess advanced knowledge of construction practices and strong problem-solving skills for addressing jobsite issues. This role requires approximately 70% office-based work, focusing on bids, subcontracts, budgets, and documentation, and about 30% time spent on jobsites, depending on project size. On-site responsibilities involve monitoring project progress, interacting with clients, architects, and subcontractors, and preparing weekly reports. While physical labor is not a part of this role, the Senior Project Manager may occasionally direct carpenters or laborers.

 

Duties and Responsibilities:

  •  Ability to perform billing projections.
  •  Ability to read, understand and build construction schedules.
  • Ability to understand different codes.
  • Ability to solicit cost as relates to CO work with zero assistance (subcontractors negotiation).
  • Perform project management responsibilities on larger projects.
  • Active role in project cost control.
  • Strong ability to perform take-off.
  • Strong understanding of Bluebeam and other project software.
  • Continuing education/courses.
  • Active role in process development.
  • Ability to prepare subcontracts, OCO, SCO, RFI, and Submittals.

Qualifications

  • 5-7 years Project Management experience
  • Strong MEP Background
  • Attention to detail
  • Proven ability to handle multiple projects and meet deadlines.
  • Demonstrated ability to calculate figures and amounts. 
  • ability to work on complex projects with general direction and minimal guidance. 
  • Associates Degree required. Bachelors Degree preferred.
