Direct Hire $45,000k - $60,000k DOE
SUMMARY: The Facilities & Maintenance Coordinator performs, plans, directs, coordinates and controls all facility maintenance to ensure proper safety, sanitation and mechanical functions for the facility including; grounds and equipment.
ESSENTIAL DUTIES AND RESPONSIBILITIES include the following:
- Coordinate all maintenance work to properly maintain property facilities and grounds for commercial and residential properties.
- Evaluate maintenance requests, set priorities and process work assignments.
- Establishes and maintains a reliable network of outside vendors and suppliers to ensure cost- effective and timely support of the maintenance function.
- Hires contractors or subcontractors to perform maintenance work to specialized or extensive to be performed by the maintenance staff.
- Ensures all permits/licenses are maintained.
- Performs routine inspections of all systems and equipment. Perform routine repair work and other work of a general maintenance nature.
- Plans, organizes, staffs, directs and controls the day-to-day operations of the department.
- Ensures that all ADI policies and procedures are followed related to the performance of the maintenance function.
- Establishes and communicates the level of quality and safety expected in the performance of maintenance tasks.
- Perform other duties as assigned.
REQUIRED QUALIFICATIONS:
- High School Diploma or G.E.D. required; Associates degree in construction, electrical or mechanical engineering or business preferred. Journeyman Certification a plus.
- Five (5) years of facilities maintenance experience.
- Excellent analytical and reasoning skills, plus excellent organization skills required.
- Excellent verbal and written communication skills.
- Experience with Yardi Maintenance a plus.
LANGUAGE SKILLS: Bilingual preferred. Good grammar and diction. Ability to read and comprehend simple instructions, short correspondence, and memos. Ability to write simple correspondence. Ability to effectively present information in one-on-one and small group situations to other employees of the organization.
MATHEMATICAL SKILLS: Ability to add, subtract, multiply, and divide in all units of measure, using whole numbers, common fractions, percent and decimals.
REASONING ABILITY: Ability to solve practical problems and deal with a variety of concrete variables in situations where only limited standardization exists. Ability to interpret a variety of instructions furnished in written, oral, diagram, or schedule form.
PHYSICAL DEMANDS: The employee is occasionally required to walk; stand; and stoop, kneel or crouch. The employee must occasionally lift and/or move up to 50 pounds.
