Primary Purpose and Job Function:
The Director of Plant Operations is responsible for overseeing all aspects of the physical plant's maintenance, ensuring the safety and security of residents, staff, and visitors, and maintaining the grounds, equipment, and systems of the facility. This includes managing apartment maintenance, trash removal, landscaping, and overseeing the transportation network. The Director will supervise and coordinate the work of plant, grounds, environmental, and security services staff, and is responsible for procuring necessary supplies and equipment for the department.


Key Responsibilities:

Essential Job Functions:

  • Emergency Response: In the event of natural disasters or emergencies, the Director may be required to report for duty and assist in managing the situation.
  • Staff Supervision: Hire, train, supervise, and evaluate maintenance, environmental services, security, grounds, and transportation staff. Ensure all personnel reviews and evaluations are conducted in a timely manner.
  • Maintenance & Operations: Oversee the operation and maintenance of heating, air conditioning, water systems, refrigeration, pumps, motors, electrical systems, and emergency generators. Ensure preventive maintenance is carried out regularly.
  • Preventive Maintenance: Implement and manage a comprehensive preventive maintenance program, ensuring systems and equipment are well-maintained and functioning.
  • Safety & Fire Safety: Serve as the Fire Safety Coordinator for the community, conduct fire drills, and ensure life safety standards are met. Maintain fire safety equipment and establish emergency policies in coordination with the administration.
  • Grounds Maintenance: Oversee and coordinate the maintenance of the facility's exterior grounds, including landscaping, trash removal, and general upkeep.
  • Budget Management: Participate in the preparation of the department's budget and ensure that operations are conducted within budget.
  • Vendor & Contractor Coordination: Work with external vendors, contractors, and local officials as needed for maintenance and regulatory compliance.
  • Transportation Operations: Coordinate and maintain the facility’s transportation equipment (e.g., bus, van, cars), ensuring all vehicles are operational and properly maintained.
  • Security: Ensure that company property, residents, and staff are secure, performing regular rounds and monitoring for any suspicious activities.
  • Records & Reporting: Maintain accurate records for all maintenance and safety activities and assist in writing the Monthly Profit & Loss Analysis.
  • Compliance & Training: Attend training sessions and in-service education meetings as required. Maintain knowledge of industry standards and regulatory requirements.

Non-Essential Job Functions:

  • Report suspicious activities or individuals to appropriate authorities.
  • Perform other duties as assigned by the Administrator/Executive Director.
  • Participate in Department Head meetings and in-service training sessions.

Qualifications:

Education & Experience:

  • Minimum of two (2) years vocational or technical training in building maintenance, or substantial on-the-job experience.
  • 5 years of supervisory experience in facilities management preferred.
  • Strong background in building and equipment maintenance.
  • Valid Florida Driver's License required.
  • Proficiency in Microsoft Office programs such as Outlook, Word, Excel.

Skills & Abilities:

  • Strong leadership, organizational, and communication skills.
  • Ability to manage multiple tasks in a fast-paced environment and make sound decisions.
  • Ability to perform basic arithmetic and understand measurements.
  • Ability to assess and manage maintenance systems and equipment, including handling hazardous materials and tools safely.

Physical Demands:

  • Must be able to walk or stand for long periods (90% of time).
  • Ability to lift and carry 30 pounds up to 100 feet.
  • Must be able to bend, twist, squat, climb ladders, and maintain balance.
  • Must have manual dexterity and the ability to handle equipment safely.

Working Conditions:

  • Exposed to a variety of physical conditions, including temperature fluctuations, outdoor elements, heights, and potential hazards.
  • Must be able to work in a health care environment and interact with elderly and frail individuals.
  • Exposure to bloodborne pathogens is possible in this role.

Scope of Supervision:

  • Supervises the Maintenance, Environmental Services, Security, Grounds, and Transportation teams.
  • Provides guidance under the direct supervision of the Administrator/Executive Director.

Travel:

  • Occasional local travel required for errands and supply pickups.
