Job Overview:
Express Employment Professionals is seeking an experienced and highly motivated Construction Manager to oversee and manage the construction of homes within our assigned units for a local client. This leadership role is responsible for planning, coordinating, and supervising the entire construction process to ensure timely project completion, adherence to budgets, quality standards, and regulatory compliance. The ideal candidate will demonstrate strong organizational, problem-solving, and leadership skills, working effectively with subcontractors, engineers, architects, and various departments to successfully complete residential construction projects.
Essential Duties and Responsibilities:
- Project Coordination: Supervise and coordinate all phases of construction, ensuring projects are completed on time, within budget, and in accordance with contract specifications.
- Team Leadership: Manage subcontractors, direct subordinates, and collaborate with engineers, architects, and other departments.
- Quality Control: Ensure that all construction work adheres to general building standards and regulatory requirements.
- Issue Resolution: Identify and address construction issues promptly by working with relevant teams.
- Daily Site Management: Conduct daily site visits and provide updates to BuildPro, ensuring work is progressing as planned and addressing any discrepancies.
- Inspections & Compliance: Perform required inspections, including foundation, framing, rough openings, mechanical systems, and elevation checks, ensuring work is in line with approved blueprints.
- Safety & Protocols: Ensure a safe working environment by adhering to OSHA and company safety protocols, managing site-specific safety and signage protocols, and ensuring compliance with safety regulations.
- Customer Communication: Maintain regular contact with customers throughout the construction process, addressing concerns and ensuring customer satisfaction.
- Cost Control: Collaborate with purchasing to maintain cost control and mitigate variances, manage EPO negotiations, and ensure budgets are adhered to.
- Documentation & Reporting: Update all relevant construction documentation, including build notes, change orders, inspections, and customer-facing reports.
Supervisory Responsibilities:
- Provide clear communication of expectations and assign tasks to employees and subcontractors.
- Ensure that safety, legal, and regulatory requirements are met by the team.
- Foster a positive and productive work environment that aligns with company values and policies.
Required Knowledge, Skills, and Abilities:
- Strong knowledge of construction processes, subcontracting, and customer service.
- Familiarity with budgeting, land development, and sales processes in the construction industry.
- Exceptional leadership, organizational, and problem-solving skills.
- Ability to prioritize multiple tasks and manage projects with minimal supervision.
- Proficiency in reading and interpreting financial reports, construction documents, contracts, and engineering specifications.
- Expertise in Microsoft Office Suite (Word, Excel, Outlook, PowerPoint) and company-specific software (BuildPro, NewStar, Track-it).
- Excellent written and verbal communication skills.
- Strong commitment to integrity, customer service, and company values.
Education and Experience:
- Preferred: Bachelor’s degree in Business, Construction Management, Engineering, Architecture, or a related field.
- Minimum of 5 years of experience in construction management.
- Required: OSHA 10-hour Construction Certification (must be obtained within 30 days of hire).
- Required: EPA Construction Training Certification (must be obtained within 30 days of hire).
Working Environment:
- This position works in a fast-paced, dynamic environment with competing priorities and strict deadlines.
- Occasional exposure to loud noise, wet conditions, and various weather elements is required.
Physical Demands:
- Ability to occasionally lift or move up to 50 pounds.
- Frequent walking, standing, sitting, reaching, climbing, and handling materials.
- Regular outdoor work in various weather conditions.
Vision Requirements:
- Ability to distinguish colors and perceive depth for tasks involving both close and distance vision.
