Job Type: Full-time/Direct Hire
Pay: $65,000 - $80,000 per year
Schedule: Monday to Friday
Express Employment Professionals is seeking a detail-oriented and highly motivated Purchasing Agent for one of our clients in Port St. Lucie, FL. In this role, you will be responsible for overseeing the bid process, assisting with purchasing negotiations, managing cost estimates, and maintaining accurate records related to labor, materials, and subcontractor selections. The ideal candidate will have experience in the construction industry and a strong ability to manage multiple priorities with exceptional organizational and communication skills.
Essential Duties and Responsibilities
- Coordinate the bid process for new subdivisions, including developing bid packages with plans, scopes of work, and standard/optional features; review and approve price quotes and bids.
- Assist the Purchasing Director/Manager in negotiating labor and material purchases.
- Perform material takeoffs and estimates, entering contract pricing information into Newstar.
- Create and maintain accurate Model Cost Estimates and Anchor Estimates.
- Conduct field verification of material counts, updating system takeoffs and pricing; review installation and product quality, resolving issues with Subcontractors.
- Research, qualify, and assist in selecting new subcontractors and suppliers.
- Oversee routine bid-outs to control costs.
- Maintain option catalogs with proper retail pricing and target margins.
- Price out custom options and ensure accurate information is reflected on purchase orders and work documents.
- Resolve vendor disputes related to quality, pricing, and quantity discrepancies.
- Review and analyze contracted house costs for assigned communities to identify improvement areas for increased profitability.
- Review lot-specific house books, provide commentary on variances, and work with team members to reduce future discrepancies.
- Ensure Standard Features lists are accurate and up to date in Community Books.
Required Job Knowledge, Skills, and Abilities
- Strong understanding of construction, subcontracting, and customer service.
- Knowledge of sales, marketing, capital budgeting, land development, and acquisitions.
- Excellent analytical, problem-solving, organizational, and project management skills.
- Ability to prioritize and manage multiple tasks efficiently with limited supervision.
- Proficient in reading and interpreting financial reports, engineering reports, contracts, and construction documents.
- Ability to learn and use company software, including Builders CMS, Build Pro, NewStar, and Track-it.
- Proficiency in Microsoft Office (Word, Excel, Outlook, PowerPoint).
- Strong verbal and written communication skills for professional interaction with internal and external customers.
- Demonstrate integrity, commitment to company values, and adherence to established policies and procedures.
- Maintain a professional appearance and manner.
Education and/or Experience
- College degree strongly preferred.
- Minimum of 2 years of related experience in a similar position, ideally with a high-volume builder.
