Job Full Description
Essential Duties/Responsibilities
§ Complete or assist applicants in filling out the application form for housing, including move-ins, move-outs, and transfers.
§ Verify applicants’ financial status and expenses.
§ Perform background checks on applicants.
§ Prepare an application packet on each applicant and forward it to the Site Manager for review and recommendation.
§ Prepare leasing forms and oversee the applicants’ acknowledgment and signing of all required documents.
§ Calculate applicants’ income to determine the monthly rent upon moving into the development.
§ Collect rents, security deposits, and other payments.
§ Post rent payments, security deposit payments, or other payments to the appropriate records.
§ Issue receipts for all monies collected.
§ Make bank deposits.
§ Code invoices, as directed by the Site Manager.
§ Track each resident’s annual review date.
§ Prepare and send annual review notices to residents and track their return.
§ Conduct interviews with residents to verify income and re-certify residents’ eligibility and monthly rent.
§ Receive and forward residents’ service requests (work orders) to the maintenance department.
§ Convey problems and complaints to the Site Manager.
§ Assist in organizing and/or carrying out recreational/social programs for residents, as directed by the Site Manager.
§ Perform general clerical/receptionist functions such as preparing notices to residents, answering phones, and greeting office visitors.
§ Respond to inquiries about the development.
§ Compile and maintain records and files.
§ Assist in compiling monthly operating statements and/or other reports as directed by the Site Manager.
§ Assist in developing and maintaining a waiting list of potential applicants for housing.
§ Assist in updating emergency cards and family information on all residents.
§ Act in absence of the Site Manager, as directed.
§ Visually monitor the property for safety, cleanliness, and adherence management rules and report all problems and/or concerns to the Site Manager.
§ Maintain guidance of HUD rules and regulations.
§ Contribute to and maintain a healthy and productive work environment.
§ Coordinate resident activities.
Marginal Responsibilities
§ May coordinate the process when applicants move into or out of the development.
§ Prepare or assist in preparing a newsletter for residents.
§ Perform other duties as assigned.
Education/Experience Requirements
§ High school diploma or equivalent.
§ 1 – 3 years of experience with HUD rules and regulations.
§ Certified Occupancy Specialist Certificate preferred.
§ Must obtain a leasing agent license.
§ An equivalent combination of education and experience considered.
