Job Full Description
The Maintenance Technician is required to address various maintenance and repair tasks across the apartment complex. The duties are aimed at ensuring that all apartments and common areas are in excellent condition and functioning efficiently.
Tasks and Responsibilities:

General Maintenance:
- Inspect and repair minor electrical issues, including lighting and outlets.
- Troubleshoot and fix plumbing issues such as leaks, clogs, and running toilets.
- Perform minor carpentry tasks, including repairing or replacing doors, windows, and cabinets.
- Address HVAC issues such as filter replacements, temperature adjustments, and system checks.

Apartment Turnovers:
- Prepare vacant apartments for new tenants by performing necessary repairs and touch-ups.
- Clean and maintain appliances, fixtures, and fittings as part of apartment turnover.

Common Area Maintenance:
- Inspect and maintain common areas, including hallways, lobbies, laundry rooms, and recreational facilities.
- Address issues such as broken light fixtures, damaged flooring, and malfunctioning equipment.

Emergency Repairs:
- Respond to emergency repair requests, such as plumbing leaks, electrical outages, and HVAC breakdowns, in a timely manner.
- Provide temporary solutions if immediate repair is not feasible.

Routine Inspections:
- Conduct regular inspections of the property to identify and address potential issues before they become major problems.
- Ensure compliance with building codes and safety regulations.

Inventory Management:
- Keep track of maintenance supplies and equipment; order or request additional supplies as needed.
- Maintain accurate records of repairs, inspections, and maintenance activities.

Communication:
- Report any major issues or hazards to the property manager or supervisor promptly.
- Communicate effectively with residents to address their maintenance requests and concerns.
Required Skills and Qualifications:
- Previous experience in maintenance or a related field preferred.
- Basic knowledge of electrical, plumbing, and HVAC systems.
- Ability to perform physical tasks and lift heavy objects as needed.
- Strong problem-solving skills and attention to detail.
- Good communication and customer service skills.
- Valid driver’s license and reliable transportation.
Schedule:
- Hours: Mon-Fri 8a-5p
- Emergency On-Call
Safety and Compliance:
- Follow all safety protocols and regulations.
- Wear appropriate personal protective equipment (PPE) when required.
- Ensure compliance with local building codes and regulations.
