Job Full Description

Responsible for the general maintenance and cleanliness of the building(s) including grounds and fixtures. Position reports to a Community Manager, Maintenance Supervisor and/or the regional Maintenance Mentor. Effective customer service skills to interact with residents, contractors, visitors including effective resolution of issues and maintenance matters on a daily basis is needed.

 

RESPONSIBILITIES
• Monitor building(s) and grounds to ensure a neat and clean presentation and environment.
• Complete routine painting, minor plumbing, minor electrical wiring, carpentry, dry wall, cleaning and other related maintenance activities using both hand and power tools.
• Knowledge, training with HVAC helpful.
• Knowledge of OSHA requirements helpful or willing to train.
• Follow all written and verbal instructions.
• Ensure all supplies are stored in appropriate areas under proper storage guidelines.
• Complete grounds maintenance duties such as mowing, trimming shrubbery, cultivating flower beds along with snow, ice and debris removal.
• Remove trash and dispose of in designated areas.
• Maintain tools and equipment in a clean, orderly and safe manner.
• Emergency on-call duties as required or assigned. Must report to property within 30 minutes of on-call notification. May be assigned to cover other properties for on-call coverage as needed.


EDUCATION
• Minimum High School Diploma/GED equivalent required.
• Vocational training in building, construction, maintenance a plus.
• Certifications in environmental hazards, maintenance, building, construction a plus or willing to obtain.
• OSHA knowledge helpful.



EXPERIENCE
• Minimum 1-2+ years prior hands-on apartment maintenance experience preferred.
• Prior painting, minor plumbing & electrical wiring skills, carpentry, dry wall, cleaning skills needed; HVAC a plus or willing to train.
• Knowledge of safety rules involving cleaning supplies, maintenance equipment, etc.
• Ability to read and understand policies, training materials, instructions for products, machines, manuals. etc.
• Computer navigation experience for timekeeping, online training and development, and work order processing.
• Reliable transportation, valid drivers’ license, and auto-insurance policy to: a) assist with obtaining company supplies for property when needed. b) respond to on-call emergencies on property within 30 minutes when scheduled on a rotation basis with team. c) assist with snow removal when needed.
