Job Description:
Deliver exceptional customer service to tenants, fostering a positive living environment and aiming for complete resident satisfaction.
· Respond promptly and professionally to tenant maintenance service requests, striving to provide a response within 24 business hours.
· Register and monitor builder warranty dates within the property management software.
· Initiate and complete all other tasks related to new homeowners.
· Perform Move-Out Turns, repairing small items within the assigned skillset and ensuring the property is Show-Ready.
· Conduct assigned Move-In Orientations with the Leasing Coordinator, ensuring that the home is move-in ready and reviewing Tenant Responsibilities and emergency procedures with new residents.
· Work closely with Client Services to ensure the utilization of warranty services when applicable.
· Identify areas for preventative maintenance that can reduce long-term costs and deterioration of homes within the portfolio.
· Perform preventive maintenance and repairs within multiple trade categories on an ongoing basis to reduce service requests and long-term issues.
· Complete property condition assessments during all property visits and present findings to property management.
· Obtain approval from management and purchase maintenance supplies as needed for properties.
· Perform other duties as needed and assigned.
General Requirements:
· Familiarity with federal fair housing laws and any applicable local housing provisions.
· Proficiency in reading, writing, and understanding English.
· Ability to use personal computers, iPads, AppFolio Management Module, or other computer tracking systems.
· Strong organizational and time-management skills, with the ability to set, manage, and consistently meet goals and deadlines.
· Basic mathematical abilities.
