Job Full Description

Maintenance Technician

To be responsible, under the supervision of the Resident Manager/Maintenance Supervisor, for all phases of maintenance as needed to maintain the property at all times in good physical condition, in accordance with company policy and procedures.

CONTRIBUTIONS AND RESPONSIBILITIES

1. GENERAL RESPONSIBILITIES

 Perform duties as delegated by Resident Manager/Maintenance Supervisor including, but not limited to the following:

A. Maintenance as required, or as requested by residents, including repairs or replacements, painting, appliance repair, cleaning, grounds upkeep and maintenance, pool/spa maintenance, etc.

B. Complete all assigned work on vacant apartments in a timely and efficient manner to allow for apartment to be rent-ready in accordance with company timeframes. Report any delays immediately to supervisor.

C. Handle maintenance requests on an immediate on-call basis which may include after business hours, if possible, adhering to maintenance priorities.

D. Be aware of physical condition of property and report any situations that need attention.

E. Perform work safely to protect both residents and employees, particularly regarding hazardous materials, power equipment, ladders, etc.

F. Maintain accurate time card/payroll records as required by Summit.

G. Adhere to all company policies concerning operations and procedures.

H. Follow the directives of the Resident Manager/Maintenance Supervisor.

I. Comply with safety policies and the directions of the Safety Committee.

J. Be willing to participate in maintenance training sessions to further skills as requested by Summit.

2. RESIDENT RELATIONS

A. Respond to tenant inquiries and requests in a timely and considerate manner, complying with Fair Housing Law at all times.

B. Inform Resident Manager of resident concerns and property incidents in a discretionary and timely manner and assist in resolving them as necessary.

C. Establish courteous and professional rapport with residents, making resident retention a high priority.

D. Participate in Resident Retention programs and procedures under the direction of the Resident Manager.

E. Represent Summit in a professional manner, including in attire, appearance and demeanor.

F. Avoid personal relationships with residents.

3. MAINTENANCE RESPONSIBILITIES

A. Insure that Residents are provided with a clean, safe, well-maintained community.

B. Supervise outside contractors working on the property.

C. Adhere to all maintenance and purchasing directions.

D. Report accidents and emergency situations to Resident Manager immediately following emergency procedure plan.

E. Continually inspect property and improvements record deficiencies and provide necessary corrective action.

QUALIFICATIONS

1. Must be fully able to communicate in English, both verbally and in writing.

2. Ability to read and comprehend instructions, correspondence, and memos.

3. Ability to measure and calculate materials needs based on those measurements.

4. Ability to be flexible and adapt to multiple responsibilities and prioritize accordingly.

5. Ability and experience in maintenance and repair work, including use of hand and power tools.

6. Ability to work with and understand the problems and attitudes of residents in an effort to resolve resident concerns.

7. Interest, enthusiasm, team player.

8. Self-control ability to deal with either confrontive resident or personnel situations.

9. Ability to work in a team environment and/or without direct supervision.

10. Able to concentrate and give attention to the tasks, even with distractions.

11. Able and available to share in on-call, after hours duties.

12. Neat, clean and appropriate appearance.

13. Dependable transportation.

14. Proof of automobile insurance coverage.

15. Valid drivers’ license.

16. Maintain residence telephone service.

17. Maintain pager in operable condition.

18. Ability to adhere to the company policies and procedures as directed in the Employee Handbook.

19. Ability to pass Fair Housing Test

PHYSICAL DEMANDS & WORK ENVIRONMENT

6. Senses of vision, hearing, smell and touch will be used regularly. Vision may include both close and distant vision.

7. Working in extreme temperatures, both indoors and outside, will be occasionally required.

8. Employee may be exposed to chemicals or fumes on occasion.

9. Climbing a ladder and standing/working above ground level will be occasionally required.

10. Exposure to noise level is generally moderate, but may be greater occasionally.
