Schedule: Monday - Thursday 7:30 am - 12:30 pm

Job Title: Maintenance Aide


Duties and Responsibilities:

  • Perform minor plumbing repairs such as fixing leaky faucets, clogged drains, and replacing plumbing fixtures.
  • Repair or replace cabinets, countertops, doorframes, and shelving in housing units.
  • Conduct ground maintenance including trimming trees, lawn care, and trash removal.
  • Assist in carpentry repairs to walls, roofs, woodwork, floors, gutters, downspouts, doors, doorknobs, fences, gates, windows, peepholes, and screens.
  • Assist Technician I with general maintenance tasks on housing units, grounds, and equipment.
  • Perform minor repairs and maintenance on hot water heaters and air conditioners as part of a team.
  • Respond to emergency and after-hours calls, including major sewer or water leak repairs.
  • Ensure all tasks are performed in accordance with safety and quality standards.
  • Perform other duties as assigned.

Qualifications:

  • High School Diploma or GED required.
  • Two years of experience in building maintenance or vocational training in carpentry, plumbing, electrical repairs, or a related field preferred.
  • Knowledge of plumbing, carpentry, electrical repairs, household appliances, and heating systems.
  • Skilled in using hand and power tools.
  • Ability to read and understand repair manuals and write maintenance reports.
  • Strong communication skills and ability to work effectively with residents and other staff.
  • Knowledge of safety protocols.
  • Valid Texas driver’s license and eligibility for auto insurance coverage.

Supervision:

  • Receives instructions from the Director of Maintenance or Technician I.
  • Works independently or as part of a team to complete tasks.
  • May monitor other staff or workers assisting with maintenance tasks.

Guidelines:

  • Follow established procedures, service manuals, and oral instructions from supervisors.
  • Consult the supervisor for situations not covered by guidelines.

Complexity:

  • Perform tasks requiring judgment and decision-making based on experience and technical knowledge.
  • Follow moderately broad and routine instructions with periodic review for accuracy and quality.

Scope and Effect:

  • Directly impacts the residents and the overall quality of housing services by maintaining safe, sanitary, and functional housing units.

Personal Contacts:

  • Primarily interacts with residents and other employees to efficiently complete tasks and ensure safe living conditions.
  • Contacts may involve routine or stressful situations, such as emergency repairs.

Physical Demands:

  • Physical work may involve standing, walking, bending, crouching, lifting (up to 25 lbs.), and using hand tools.
  • Requires manual dexterity and spatial perception.

Work Environment:

  • Works indoors and outdoors in varying weather conditions.
  • Exposure to potential hazards, such as electrical shock, heights, chemicals, and physical injuries.
  • Must wear safety equipment, including goggles, gloves, and safety boots as needed.
